When your offer is accepted:
When all references have been satisfactorily obtained, the lenders will survey the property and send the report to you.
We will discuss the survey with you and should there be any concerns discuss these with the seller.
You need to appoint a conveyancer, usually a solicitor and if required we can offer competitive fees.
When you are clear to proceed, we will tell all parties involved by sending them our Notification of Sale.
The property will now be treated as sold subject to contract.
Your conveyancer will talk you through the legal process.
We will keep you up-to-date with the progress of your purchase and liaise with conveyancers to make sure the sale goes smoothly.
Please remember that, at this stage, the buyer or seller can withdraw from the sale at any stage.
During this period we will:
When the conveyancers have carried out all the necessary checks and documentation, they will exchange contracts.
Your sale is now legally binding and a date will be set for completion, which is the date on which you can move into your new property.
Liaise with conveyancers and others to finalise the completion date.
Organise to handover the keys.
Your home may be repossessed if you do not keep up repaymentments on your mortgage.

Viewing the property of your choice
Once you have a found the property which you would like to view just call us on 0161 536 6935 or you can arrange a viewing on our website www.wisepropertiesmcr.co.uk. Once confirmed one of our dedicated agents will meet you at the property address and show you around the property and will also be able to answer any question or queries you may have.
Once you have made your decision and chosen a property we will put your offer forward to the Landlord including any specific requirements you may have.
A holding deposit capped at one week’s rent.
A security deposit is required for any breach of the tenant’s contractual obligation to the landlord capped at 5 weeks rent.
Late payment of Rent
Pay interest on any amounts of Rent due and in arrears by in excess of 14 days at the rate of 3% above the Bank of England annual base rate calculated on a day to day basis from the date that the same shall become due until payment in full is made.
Payment for which will be the tenant’s liability for the period of the tenancy unless otherwise stated.

All costs quoted are subject to the terms and conditions of an Assured Shorthold Tenancy Agreement.
Once your offer has been agreed a holding deposit capped at one weeks rent is required.
What happens next?

The Referencing Process
All prospective Tenants are required to undergo reference checks by a professional referencing agency which are on Wise Properties panel as Landlord’s always seek reassurance about the Tenants suitability. The referencing agent will contact you directly and some or all of the following documents may be required:
References from previous landlords – you may be asked to give the details of where you have lived within the last 3 years
A credit check – this will allow them to see if you have a good history of paying your bills
Your bank details – including bank name, account number and sort-code
Details of your employment – your employer, job title, payroll number, salary, previous employer, etc.
You will also be asked to verify your identity and current address requesting you provide two original identification documents (not photocopies faxes or internet printouts):
Identity: either a current and valid full passport (certified copies must show nationality, place and date of birth, passport number, expiry date, photograph and signature) or photographic driving licence (both parts).
Home address: for example a household utility bill (eg gas, electric, water or fixed line telephone but not a mobile phone bill). It must be no more than three months old and show your name and current address.
Depending on the outcome from the referencing company for example your earnings or overall financial position may require you to provide a Guarantor. The guarantor will be required to undergo credit referencing – to ensure they have sufficient earnings to cover the overall rent commitments in the event that you, as the tenant, are unable to pay your rent.
The Tenancy Agreement
A copy of the Agreement is always available, which Tenants should read thoroughly and raise any questions or queries before moving in as once it has been signed by both parties it becomes a Legally Binding Contract. So please check FIRST before signing
Before Move In Monies To Be Paid
Before you move in we require cleared funds in our account. This consists of:
first month’s rent (less the holding deposit)
Security deposit (capped at 5 weeks rent)
Your Security deposit will be secure and protected in either a government backed scheme or with Wise Properties Deposit Client Account. Non managed deposits should be registered by the Landlord normally with The Deposit Protection Service or one of the other government backed schemes which the Landlord is a member of.
Most properties have a related schedule of condition & contents, which is generally known as an Inventory which prepares for the end of the Tenancy at the beginning!

UPDATE UTILITIES AND THE COUNCIL: Let the council and utility companies know you’ve moved. Most have online forms you can complete, so no need to wait on hold!
When you move, unless the bills are included in your rent, you can choose who supplies you. Find the best value suppliers via comparison sites such as Uswitch and gocompare
If you claim any benefits, you must contact the benefit office with your new address details
SET UP YOUR TV/PHONE/BROADBAND: Contact your current suppliers for phone, broadband and TV to let them know you’re moving. They might transfer your supply to the new address, or you could take advantage of the great deals available for new customers with Sky, Virgin, BT and other providers
UPDATE INSURERS: Let your insurers know you’ve moved so your policies remain valid. You can get competitive quotes for contents insurance from comparison sites like Uswitch and gocompare
CHANGE DRIVING LICENCE: It's free to change the address on your driving licence, and you can be fined if you don't! Click here to change your details online
ARRANGE POST REDIRECTION: The post office need at least 5 working days to set up your redirection. Apply online here
CHANGE HEALTHCARE PROVIDERS: Let your current provider know you’ve moved. If you’re moving out-of-area, you may need to find new ones
GET YOUR PAPERWORK IN ORDER: Make sure you understand the tenancy agreement, and sign it in advance of your move. You should also be given a copy of the EPC, CP12 and how to rent checklist
Transfer the rent and deposit to the landlord/agent’s nominated account in advance of your move, and arrange a standing order for the monthly rent
Once the deposit is lodged, you’ll receive both the “prescribed information” and the deposit certificate. Keep these safe! You’ll need them when you move out
Check you are happy with the inventory and schedule of condition. If you have any comments/additions/amendments, you must raise this promptly with the landlord/agent
Make sure you know what to do if there is an emergency. The landlord should provide you with contact details in case of an emergency. This may be themselves or a third party

Step 4: How Much Can I Borrow to Purchase Our New Home?
You should obtain this information before viewings other properties so that you’re aware of your new budget and expenditure. Whilst we can help to provide you with this information in order to help you but only you with the help of your financial adviser if you have one or we can provide you with details of Financial Advisors so you can decide if you can afford the repayments
Step 5: Marketing: It’s time to Advertise Locally and On-Line !
Once you have approved your property advert we will arrange for a space for it to be advertised in our Agencies Shop window and it will start to upload the advert to our website and other online portals such as Rightmove Zoopla On The Market and Net House Prices . We will also arrange for a “For Sale” sign board to be erected to the front of the property for maximum IMPACT
Step 6: Viewings
Applicants are qualified prior to viewings being arranged and all viewing will be made subject to your approval and availability and confirmation of the viewings will be sent to both parties.
Step 7: Offers
Before an offer is made we take all reasonable steps to financially qualify the purchaser to ensure they are in a position to proceed. Once we have negotiated an acceptable offer on your behalf as members of The Property Ombudsman’s Scheme you have peace of mind that we then have to follow their Code of Practice
